A new Chipotle Mexican Grill is proposed for the Apple Grove commercial development on Garrisonville Road, bringing another restaurant project to the busy Route 610 corridor in western Stafford County.

The project is planned for 1360 Garrisonville Road, on the north side of Route 610 between Ripley Road and Algrace Boulevard in the Rock Hill Election District. The site is part of the commercial area near Tractor Supply and Advance Auto Parts—not the Apple Grove residential subdivision.

PROJECT SNAPSHOT

Approximately 2,385 square feet of restaurant space, 360 square feet of outdoor dining, and a mobile-order pickup lane are shown in the county review record. The project remains under review and should not yet be treated as an approved construction start.

The project has moved into detailed site-plan review

Stafford County first received a conditional-use permit application for Apple Grove Chipotle on December 31, 2025. That filing, application 25156898, covers approximately 1.18 acres zoned B-2 Urban Commercial.

A newer major site-plan application, 26157328, was submitted on August 21, 2026 by Bohler Engineering. Its appearance in the county’s project pipeline indicates that the proposal has advanced from the earlier land-use concept into the more detailed review of parking, circulation, utilities, stormwater management, landscaping and other site requirements.

A pickup lane—not a traditional order-at-the-window drive-through

County review comments describe a mobile-order pickup operation and ask the applicant to explain how it differs from a traditional drive-through. The record lists proposed operating hours of 10:45 a.m. to 11 p.m., but final operating conditions can change during review.

Staff also requested clearer stacking calculations, the location of the pickup window, delivery and loading details, and signage explaining that orders must be placed in advance. Transportation reviewers indicated that a formal traffic-impact analysis did not appear to be required based on the trip calculations submitted, while still requesting more information about transportation impacts.

Parking and pedestrian access remain review issues

The concept included a 360-square-foot outdoor dining area. County zoning staff said that space must be counted when calculating parking, which could raise the requirement to approximately 30 spaces.

Reviewers also called for a pedestrian connection from the restaurant to the existing sidewalk along Garrisonville Road. Other comments address landscaping, buffers, stormwater information, lighting, building height and circulation around the pickup and delivery areas.

The parcel number needs clarification

The earlier conditional-use permit identifies the Chipotle property as Tax Map Parcel 19-42F. The August 2026 new-application listing associates the major site plan with 19-42E. County comments on the earlier application repeatedly instructed the applicant to use 19-42F for the Chipotle parcel and 19-42E for the western adjoining property.

That discrepancy may reflect a later boundary or filing update, but the current site plan or county GIS record should be checked before treating either parcel number as the final configuration.

Another Chipotle for Stafford

If approved and built, the Apple Grove restaurant would be separate from the existing Chipotle at 100 Prosperity Lane. It would serve the western Stafford and Garrisonville Road area as Apple Grove’s commercial frontage continues to build out.

No opening date is shown in the public record reviewed by Save Stafford. Site-plan review can produce revisions, and an application does not guarantee that the restaurant will be constructed.
